Renting short-term: what you need to know

Tourist tax, cantonal rules, insurance: the essentials for renting in compliance. General information, to be confirmed for your situation.

Legal framework

Rules vary by canton and municipality

Vaud

In the canton of Vaud, short-term rental through a platform is regulated: an annual limit on nights and a permit may apply, in particular outside a primary residence. To be checked with your municipality.

Valais

Conditions depend on the municipality and the nature of the property. We check with you what applies before any rental begins.

Change of use

Regularly renting out a property may be considered a change of use and require a permit.

Taxes

Tourist tax and declarations

Tourist tax

It is set by each municipality, generally per person and per night. It is collected from guests and then passed on to the municipality. We help you keep track of it. Our article explains in detail tourist tax in Valais and the Vaud Chablais.

VAT and taxes

Rental income must be declared. VAT on accommodation may apply depending on your situation and turnover. Talk to your fiduciary.

Your property

Co-ownership, lease and insurance

Owners in a co-ownership (PPE)

The co-ownership regulations may restrict or prohibit short-term rental. We check them with you.

Tenants

If you are a tenant, short-term subletting requires your landlord’s written consent.

Insurance

Remember to tell your household and liability insurers about the rental use of your property.
