Should you hand your second home over to a concierge service?

Wondering whether to delegate the management of your second home in Valais or the Vaud Chablais? What a concierge service really changes, and who it makes no sense for.

Preparing a short-term rental bedroom: towels and a brochure on the bed

In short: a concierge service looks after the rental of your second home for you (listing, calendar, rates, cleaning, formalities), so that the property earns its keep without taking up your headspace. Properly framed, delegating takes nothing away from you: you keep your dates, your listing and the final decision.

The question comes up with almost every chalet or holiday-apartment owner: is it worth entrusting the management to someone, or should you manage on your own? There is no single answer. But five points almost always weigh in the balance.

Does it really save time?

Yes, and rarely where you would expect. Replying to a guest on a Sunday evening, checking that the cleaning was done, updating the calendar on two platforms: each task is tiny. What weighs on you is that they arrive at any time, on holiday as at work. Delegating is mostly about no longer being “on call” for your own property.

Does it earn more?

Not automatically, and be wary of anyone who promises so. But a closely monitored calendar and rates adjusted to the season rarely do worse than a price set one day and never reviewed. The gain often comes from details: a night no longer left empty between two stays, a price raised when demand picks up. We explain this mechanism in our article on calendar and pricing.

What happens to the condition of the property?

Guest reviews largely decide the following bookings, and a review is often won or lost on cleanliness and small details: a blown bulb, badly folded linen. Regular cleaning between stays and an eye on the general condition of the property protect both your reviews and your home.

And the mental load?

This is the hardest point to quantify, and often the one that tips the decision. No longer having “I must check the calendar” or “I hope everything went well” constantly at the back of your mind counts. Many owners only measure this weight once it disappears.

Do you really keep control of your property?

This is the most widespread worry, and it is a legitimate one: nobody wants to become a case number. With Cozynest, you stay at the helm. You block the dates you want to keep for yourself, you remain the decision-maker on your listing, and the mandate can be terminated. You delegate the execution, never the decision. For the details of the steps, see how it works.

Who does it make no sense for?

Let’s be honest: if you only rent a few weeks a year, live nearby and enjoy managing, you probably do not need us. A concierge service becomes worthwhile when the property is far away, when renting takes up space in your daily life, or when you feel the calendar could work harder.
